What Every Design-Build Project Includes:

  • Before design begins, we assess your land — evaluating site conditions, zoning, access, and buildability. No wasted design effort on something that can't be built as intended.

  • Custom floor plans, exterior elevations, and construction documents developed in close coordination with the build team — not handed off to them as a finished document after the fact.

  • We manage the full permitting process and coordinate structural and MEP engineering. Approvals are handled — you focus on the decisions that matter to you.

  • Every project includes a thoughtful envelope strategy, comprehensive insulation and air sealing, and efficient mechanical systems. Performance is built in from the start — not layered on as an afterthought.

  • We manage the full build from groundbreaking through completion — coordinating trades, maintaining quality standards, and communicating with you on a consistent schedule throughout.

  • We don't consider a project done until everything is right. Final walkthrough, punch list, systems documentation, and warranty records are all delivered at project close-out.

Discovery

We start with a conversation about your site, goals, budget range, and timeline. No pressure, no commitment — just alignment. We want to make sure we're the right team for your project before either of us moves forward.

Design Development

Floor plans, elevations, and material strategies are developed in coordination with construction realities. If something can't be built the way it's drawn, we know before the permit is filed.

Pre-Construction

Permits, structural engineering, subcontractor coordination, and final budget are locked in before a shovel touches the ground. Front-loading this work is how the build phase stays clean.

Build + Completion

We manage construction directly — on site, coordinating trades, communicating with you throughout. Final walkthrough and close-out documentation complete the process.

If you have land, we can do an early-stage site assessment to evaluate buildability, zoning, and site fit before any formal design work begins.
